How long will the inspection take?

Depending on the size of the property, the inspection should take no longer than one hour.

What sort of information is gathered?

Information on the property , type & date of construction, Floor space, perameter measurements, number of habitable rooms, Boiler make & model, Boiler type, roof & wall insulation, extensions/conservatories , windows, floors, heating systems & ventillation systems. A lot of information is gathered to make up the band ratings that you receive.  

How will the energy inspector conduct the assessment?

The standard practise that we follow is to introduce ourselves to the homeowner. A form of ID will be shown. We would then like the homeowner to show the inspector around the dwelling so that a risk assessment can be made.

Once this is complete the inspector will conduct the inspection alone, as it requires a lot of concentration & attention to detail. Any distraction may hinder his assessment of your property, so we ask that domestic animals & children are prevented from following the inspector around the premises. The inspector will usually start at the top of the building & check the roof void first. Therefore access to the roof void will be necessary. All further floors will then be checked finishing with the ground floor.

Once the inspection is complete the inspector will clarify any points on the EPC that you may feel necessary to ask questions about. The inspector cannot give opinions or advice as we must remain impartial & unbiased. This is because EPC's are a statutory requirement under the Housing Act 2004 completed on behalf of both buyer & seller.

How will you receive your certificate?

After the inspection has been completed, the inspector will need to enter the information that has been gathered into the Rd SAP software at his/her office. This software calculates the data input & returns the band rating, as on the EPC example provided on the home page. You will receive your certificate by email as a PDF file, which you can print out for yourself or your pack provider.

Once the inspector has done a check of the information, it is then lodged onto the Landmark database. This is where you will be able to view the certificate. The inspector will inform you when this information will be available. The website address of all lodged certificates is https://www.hcrregister.com/ReportRetrieve. How long does a Pack last for? (information taken from Communities & Local Government Website)

While the property is on the market, there is no need to update the Home Information Pack (ultimately, the market decides whether the documents remain acceptable and up to date).

If the sale of your property stops and then starts again, you would normally be required to assemble a new Pack and to update those documents which are now out of date according to the requirements of the Home Information Pack Regulations. However, the seller can carry on using the same Pack without the need to update any of the documents in the following circumstances:

Where marketing stopped because the seller accepted an offer and wants to restart marketing because the sale has fallen through, provided that remarketing starts within one year of the date when marketing first began or, if later, within 28 days of the sale falling through.
Where marketing has stopped for any other reason, the seller may remarket the property with the same Pack provided that remarketing starts within one year of the date when marketing first began.
